- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: Project 5NC0212 State: North Carolina City: Greensboro Delineated Area: NORTH: West Wendover Avenue / US Hwy 220/US Hwy 70 EAST: Interstate 840 WEST: S. Ohenry Boulevard SOUTH: Interstate 85 (Companion Map uploaded into FedbizOpps) Office Minimum Sq. Ft. (ABOA): 26,194 ABOASF Office Maximum Sq. Ft. (ABOA): 26,194 ABOASF Parking Spaces (Total): Parking must meet or exceed local code in addition to those specified below for Government Vehicles (GOVs) Parking Spaces (Surface): *11 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 Years Firm Term: 10 Years Option Term: Two, five (5) year options Additional Requirements: Eleven (11) parking spaces must be secured with a fence. An area for bicycles is preferred, but not required. The parking-to-square-foot ratio available on site shall at least meet current local code requirements, or, in the absence of a local code requirement, on-site parking shall be available at a ratio of one (1) space for every 150 RSF of Space. Adequate eating facilities shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 2 miles, as determined by the LCO. Other employee services, such as retail shops, cleaners, and banks, shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 2 miles as determined by the LCO. Amenities must be existing or Offeror must demonstrate to the Government's reasonable satisfaction that such amenities will exist by the Government's required occupancy date. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain.
