(ABOA): 15,500 Maximum Sq. Ft. (ABOA): 15,500 Space Type: Warehouse and Flex-Space Parking Spaces (Total): 0 Parking spaces as required by local code, but not less than 5 spaces. Full Term: 15 Firm Term: 10 Option Term: One (five) year renewal option Additional Requirements: There shall be at least two (2) exterior perimeter entrance doors. A portion of the main storage bays shall be used to store a number of government watercraft within the warehouse space. Two 12' wide by 14' tall roll-up doors shall be provided to enable vehicles to drive in and out of the bays. If a loading dock is provided then the roll-up doors at the loading dock shall be 8' wide by 10' tall (minimum). Any required ventilation and exhaust of carbon monoxide for this area shall be in accordance with federal and local codes. All space shall be contiguous and shall be located at ground level. Below grade or basement space will not be considered. Facilities with crawl spaces or attics will not be considered. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
