Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: New York City: Patchogue Delineated Area: North: Long Island Expressway (I-495) East: William Floyd Pkwy. (Rt. 46), to Moriches-Middle Island Rd., to Barnes Rd. South: Montauk Highway (County Rd. 80) West: North Ocean Ave. (County Rd. 83) (See attached map.) Minimum Sq. Ft. (ABOA): 16,146 Maximum Sq. Ft. (ABOA): 16,953 Space Type: Office and related Parking Spaces (Total): 2 Parking Spaces (Reserved and Secured): 0 Full Term: 10 years Firm Term: 5 years Additional Requirements: •Class A space preferred. •Space must be contiguous on a single floor at ground level or above. Basement or below grade space will not be accepted. •Space on the ground level is preferred. •Space offered above the ground level must be serviced by at least two accessible elevators, one of which may be a freight elevator. •Secure restrooms accessible only to government employees (or other tenants, in the event of a multi-tenant floor). •Space must be able to accommodate a second, secure entrance for employees separate from the main public visitor entrance. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. The U.S. Government currently occupies office and related space in a building under lease in Patchogue, NY that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and nonproductive agency downtime. At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest must be received in writing no later than September 7, 2017 by 4:30 PM Eastern Time, and should include the following information at a minimum: Building name and address; Location of space in the building and date of availability; Rentable Square Feet (RSF) offered and full service rental rate per RSF; ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF; Floor plans (as-built) identifying offered space; Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
