Description
Request for Lease Proposals A summary of the space sought by the General Services Administration (GSA) is below. The Government's full requirements for this solicitation can be found in the RLP package attached to this notice. City/State: Northern Virginia Delineated Area: North: Beginning at the intersection of Sully Road (Route 28) and the Fairfax County/Loudoun County borderline, heading northeast along the Fairfax County/Loudoun County borderline to Sterling Road (Route 606), to Elden Street, heading east on Elden Street, which turns into Baron Cameron Avenue, to Hunter Mill Road (Route 674); East: Hunter Mill Road to Chain Bridge Road (Route 123), which turns into Ox Road to Braddock Road (Route 620); South: Braddock Road, which turns into New Braddock Road to Centreville Road (Route 28); West: Centreville Road to Machen Road to Lee Highway (Route 29) to Pleasant Valley Road (Route 609) to Lee Jackson Memorial Highway (Route 50) to the Fairfax County/Loudoun County borderline, northeast along the Fairfax County/Loudoun County borderline to the point of beginning. Minimum Sq. Ft. (ABOA SF): 34,354 Maximum Sq. Ft. (ABOA SF) 37,789 Maximum Rentable Sq. Ft. (RSF): Approximately 39,507 Space Type: Office and related space Parking Spaces (Total): The greater of local code or 159 Parking Spaces (Reserved): At least 144 spaces will be secured; 15 additional spaces must be unsecured but reserved; spaces beyond this amount (if required by code) do not need to be secured or reserved Full Term: 20 years Firm Term: 15 years Option Term: N/A Additional Requirements: - The offered building must have the ability to accommodate ISC Level IV Security Requirements. - Offered space must be contiguous. - No below grade space will be considered. - As determined by the LCO, the offered building must provide at least two ingress/egress points to interstates and/or primary roads, as defined by VDOT. - The Government requires a sally port appropriately sized for passenger sedan access. - Schools, hotels, motels, or places of worship cannot be located adjacent to or within the immediate vicinity of the offered building, but generally must exceed 600 linear feet of the building, as determined by the LCO.
