- MODIFIED REQUIREMENT - INCREASED SQUARE FOOTAGE State:TN City:Memphis Delineated Area:North: Interstate Highway 40 South: Dr. Martin Luther King, Jr. Avenue East: Danny Thomas Boulevard West: Riverside Boulevard Minimum Sq. Ft. (ABOA):11,376 Maximum Sq. Ft. (RSF):13,439 Space Type:Office Parking Spaces (Total):39 Reserved Parking Spaces (Secured):39 Full Term:10 Firm Term:5 Years Option:5 Years Additional Requirements:The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year. Existing Federal or commercially leased building which meets the Government requirements is preferred. The Government will give first priority to a Class A building in a professional Commercial Office/Research and Development Park (R/D). Preference will be given to space located on the second story, or higher. In the event a 2nd or above space is not available in the market, the Government will accept first floor space under the following circumstances: The Government is sole tenant; all "on-site" required secured parking for official law enforcement vehicles is included; 20 foot setback from building to all sidewalks, access streets, parking lots, adjoining streets; a fence meeting the Government specifications is included at lessor/owner expense; and blast film is provided at owners expense if the Government determines blast film is required based on risk/vulnerability assessment of the property. The Government will also consider first floor space in a multi-tenant building if the other tenants are not retail and do not cater to heavy public use or heavy foot/vehicle traffic. Risk/vulnerability assessment of the property will be on a case by case basis. Contiguous space on a single floor or adjoining floors (including stacked space) is required. The Government shall have the right to relocate exterior penetrations for security concerns. Offeror will be required to submit Tier 1 Seismic Evaluation by an Engineer in accordance with Chapters 2.0 and 3.0 of ASCE/SEI 31 if space is considered for solicitation. Offered space must meet Government requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 or 500 year flood plain. Expressions of Interest must be received in writing no later than September 27, 2017 at 4:00 PM EST, and should include the following information at a minimum. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address; •Legal property description, recent survey, and property identification numbers (PIN); •Location of space in the building and date it will be available; •One-eighth inch scale drawing of space offered; •ANSI/BOMA defined office area/useable square feet (ABOA SF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; •Common Area Factor used to determine the RSF; •Name, address, telephone number, and email address of authorized contact; •In cases where an agent is representing multiple ownership entities, written acknowledgement, and •Permission to represent multiple owners for the same submission.
