Reference Information RFI Wage Determinations FAR Clauses Request For Quote HVAC SERVICE CONTRACT PERIOD OF PERFORMANCE Base Year and One Option Year 1. GENERAL REQUIREMENTS: The work consists of providing all labor, equipment, material, transportation and supervision to provide water treatment in accordance with Table 1. The contractor shall provide Base Year and one (1) option year quotes as per Enclosure (1). The Contractor shall provide emergency service quotes based on hourly labor rate and service call fee. Materials and parts required to complete repairs for emergency requests by the Government shall be quoted at the best possible price to the Government and will be paid outside this contract. Pre-approval by the Contracting Officer (verbal or written) is required prior to commencement of emergency repairs. COMMENCEMENT, PROSECUTION, AND COMPLETION OF WORK: Upon acceptance, the contractor shall commence Base Year service for the period: 1 October 2017 thru 30 September 2018. The contractor shall schedule all preventive maintenance visits with the POC a minimum of 24 hours in advance. Emergency service shall be provided within 24 hours, when requested. 3. Scope of Work: 1. Furnish and apply all required chemicals. 2. Service cooling towers in accordance with the schedule listed in Table 1. 3. Collect and analyze water samples every visit and give reports to POC. a. Inspect water tank for debris. b. Check all piping from cooling tower to building equipment for leaks. c. Check water samples to ensure the following meet manufacturers specification and adjust as required: 1. Alkalinity 2. Calcium Hardness 3. Chloride 4. Conductivity 5. Corrosion Inhibitor 6. PH 7. Sodium Nitrite 8. Total Hardness d. Add associated chemicals as needed to keep levels in recommended limits. e. Ensure the cooling towers are on a constant water bleed. 4. Service dual temperature systems quarterly. a. Check water samples to ensure the following meet manufacturers specification and adjust as required: 1. Alkalinity 2. Calcium Hardness 3. Chloride 4. Conductivity 5. Corrosion Inhibitor 6. PH 7. Sodium Nitrite 8. Total Hardness 9. Add chemicals as needed to keep levels in recommended limits. 5. Monitor and adjust chemical feed equipment settings at Multi-Mission Building. 6. Maintain proper chemical concentrations based on normal system operation with no abnormal water loss. 7. Chemicals shall not be stored in mechanical rooms. 8. The contractor shall complete quarterly preventative maintenance as listed below. The Government reserves to right to change maintenance visit schedule: a. First Quarter November. b. Second Quarter February. c. Third Quarter May. d. Fourth Quarter August. 4. EMERGENCY SERVICE: The contractor shall provide emergency services work based on hourly rate with service call fee. The contractor shall provide a budgetary estimate of material and labor prior to authorization of any repairs outside the normal preventative maintenance scope. All repairs will be authorized by the Contracting Officer prior to execution of repairs. The contractor shall respond onsite for emergency service requests by the government within 24 hours.
