Delineated Area for consideration General Services Administration (GSA) seeks to lease the following space: State:NY City:Holtsville Delineated Area: • North: County Rd. 90 (Furrows Rd., Barretts Ave.) • East: Blue Point Rd., Buckley Rd., Waverly Ave. • South: Sunrise Highway (Rt. 27) • West: County Rd. 97 (Nicolls Rd.) (See attached map.) Minimum Sq. Ft. (ABOA):9,999 Maximum Sq. Ft. (ABOA):10,499 Space Type:Office (childcare) Parking Spaces (Total):16 Parking Spaces (Reserved):16 Full Term:10 years Firm Term:5 years Additional Requirements: • Building Hours of Operation: 6:00 AM to 6:00 PM M-F • Must be located within one (1) walkable mile of the nearby supported agency facility located at 1040 Waverly Ave, Holtsville, NY 11742 • Space must be located on the ground level either along an outside wall or along a courtyard suitable to house an outdoor play area (allowing for direct access) and to accommodate egress requirements • Offer must include land for a secure outdoor play area • Any sites offered other than the incumbent's must have their soil tested for dangerous contaminants prior to selection • Space cannot be located in, or in proximity of, any industrial areas, law enforcement presence, or other high-risk environments • Must be located within one (1) walkable ½-mile of a commuter rail, light rail, or subway station; or within one (1) walkable ¼-mile of two (2) or more distinct bus lines with regular, frequent service throughout the day. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. The U.S. Government currently occupies office and related space in a building under lease in Holtsville, NY that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and nonproductive agency downtime. At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest must be received in writing no later than October 30, 2017 by 4:30 PM Eastern Time, and should include the following information at a minimum: • Building name and address; • Location of space in the building and date of availability; • Rentable Square Feet (RSF) offered and full service rental rate per RSF; • ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF; • Floor plans (as-built) identifying offered space; • Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
