Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Massachusetts City: Methuen Delineated Area: City Limits of Methuen, MA Minimum Sq. Ft. (ABOA): 6,481 ABOA SF Maximum Sq. Ft. (ABOA): 6,481 ABOA SF Space Type: Office Parking Spaces (Total): 26 Reserved Surface Parking Spaces Parking Spaces (Surface): 26 Parking Spaces (Structured): N/A Parking Spaces (Reserved): 26 Full Term: 10 Years Firm Term: 5 Years Option Term: N/A Additional Requirements: • Contiguous space is required. • Space on the 1st floor will only be considered if no other space is available or deemed appropriated by the Government. • Minimum column spacing is 15 feet. • 24-hour access to the space is required. • The proposed facility shall not be located in the immediate vicinity of any facilities identified by the Interagency Security Committee (ISC) as "hazardous materials transportation/storage facilities." Examples of hazardous locations include facilities with potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. It is preferred that the proposed facility not be located near a low risk facility. Examples of "low risk facilities" include day care centers, senior centers, schools, hospitals and religious/rehabilitation/social service centers. Special consideration should be given to exclude sites located near hazardous areas, such as bulk storage sites (hazardous materials storage sites, water purification centers, above ground fuel storage, rail yards) within 640 feet of these sites. • The proposed facility shall not be located near Public Defenders, Immigration and Customs Enforcement, Probation Offices or other businesses or facilities deemed unacceptable by the Tenant's Physical Security Unit (PSU) for security purposes. This requirement may be waived by PSU if no other facility is deemed acceptable. Enhanced security requirements may be required. • Proposed Tenant spaces or facilities in close proximity or adjacent to facilities associated with foreign powers identified in the Tenant's National Security Threat List will not be considered. • Interested parties must provide the name of the building, address, location of available space, rentable square feet offered, and contact information of authorized representative. • All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date • In cases where an agent is representing multiple ownership entities, broker must provide written acknowledgement/permission to represent multiple interested parties for the same submission. • Reference project number: 6MA0201 Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
