Gateway Marina RFP Attachment B_Initial Improvements Gateway Marina RFP Attachment A_Land Assignment Gateway Marina_Frequently Asked Questions Gateway Marina RFP Attachment E_Financial Information for Revenue Producing Uses Gateway Marina RFP Attachment D_Transmittal Letter Gateway Marina RFP Attachment C_Sample Lease Gateway Marina Request for Proposals Attachment E_Form 10-354 Identification and Credit Information_Corp LLC Part JV Attachment E_Form 10-353 Identification and Credit Information_Indiv SP Attachment E_Form 10-352 Identification and Credit Information_Individual OPPORTUNITY This Request for Proposals (RFP) provides the opportunity for interested individuals and organizations to submit proposals to the NPS to lease the Marina Services Building, 500 boat slips and corresponding docks, boat storage yard, a parking lot, a travel lift well, and associated land (the Premises or Leased Premises) identified in RFP Attachment A - Land Assignment. The travel lift itself is the personal property of the current operator and is not included as part of the Premises. Lessee’s activities on the Premises shall be subject to the general supervision and inspection of the NPS and to such rules and regulations regarding ingress, egress, safety, sanitation, and security as may be prescribed by the Superintendent. Applicants should demonstrate in their proposals that they are able to operate and maintain the existing marina. Applicants should submit proposals that address the following: Improving the overall appearance of the Premises Reconfiguring the entrance from Flatbush Avenue Removing the current barge, gangway, and floating dock once new entrance pier has been completed Re-configuring/relocating and Installing a new entrance pier and gangway to the main docking system will require permits from US Army Corps of Engineers and New York State Department of Environmental Conservation Improving the appearance and layout of the dry boat storage area Replacing damaged sections of the existing wave attenuator Replacing wave attenuator piling cages Replacing steel pilings on the wave attenuator based on determination of remaining of useful life Repairing and maintaining the premises. Such repairs and maintenance include but are not limited to the parking lot and mobile boat hoist travel pit structure. Addressing all life, safety, and health issues arising in connection with the Leased Premises Any structures required in connection with use and occupancy of the Premises must be temporary, movable/mobile, structures. NPS will consider proposals that include the types of operations/enhancements listed below. Applicants must demonstrate in their proposals they have the experience necessary to ensure safe implementation of such operations/enhancements: Increase in the number of wet slips Moorings Non-commuter Ferry Operations, including options to connect to other parks Rentals including, but not limited to boats, non-motorized watercraft, and charter rental Water based tours such as but not limited to whale watching, sunset cruises Associated retail operations such as but not limited to bait and tackle shop, marine supply, convenience and sundry items, pre-packaged food and drink (no alcohol) Overnight stays on vessels during the summer boating season. Prohibited Uses include but are not limited to: Overnight occupancy, lodging, or residential use of boats is prohibited during the winter season.
