- Description
- The United States of America, through the United States Coast Guard, is seeking to lease office space in Morgan City, Louisiana. The space must be contiguous, Class A or B space classification, and located in a professional environment. The building shall project a professional and aesthetically pleasing appearance, including an attractive front and entrance way. The Government requires office space yielding 11,500 square feet (ABOA) Minimum ABOA 10,500 square feet Maximum ABOA 12,000 square feet The lease term requirement is for one (1) year with four (4) option years. This space must be available for occupancy no later than August 1, 2018. Term: 5 Years This site must fall within the delineated area as described. -North: Highway 90 -South: Bayou Schaffer -East: LA State Road 662 -West: Atchafalaya River (other applicable requirements will be required and include the following: - Security (24/7 secure access to the building) - Cafeteria/Break room for visitors or lounge space - Restrooms (prefer lockers and showers for sole use - Proximity to public transportation - Private offices separated from training/classroom for exclusive usage (meetings/counseling) -Vessel Traffic Services (VTS) will require 24/7 on duty personnel, IT, communications, electronics, C4IT configuration and space for a VTS comms tower (up to 100') with emergency back-up systems. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to incur through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime, determination made with information received with a site visit if deemed necessary based on information received. Expressions of interest must be submitted in writing and received by the deadline outlined within this solicitation. Deadline: December 1st, 2017 Responses should include the following: - Building name and address of available space within building (space#). - Rent-able square feet available, and expected rental rate per rentable square feet, Fully Serviced Lease. - ANS/BOMA office area- (ABOA) square feet to be offered and expected rental rate per ABOA square feet, fully serviced. (Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any). - Date of space availability - Building ownership information - Amount of parking available on-site and its costs. (Include whether expected rental rate includes the costs of the required Government parking). -Energy efficiency and renewable energy features existing within the building - List of building services
