- The U.S. GOVERNMENT seeks to lease the following space to fulfill anticipated 2020 Census Area Office requirements: City: Greenville State: North Carolina Delineated Area: Beginning ( ) where NC 11 and Grindle Creek intersect, follow Grindle Creek southerly to where it intersects Tar River, follow Tar River southerly to where it intersects S Grimesland Bridge Rd, follow S Grimesland Bridge Rd southwesterly continuing southwest as it changes to Beaufort St to where it intersects Pitt St. Follow Pitt St northwest to where it intersects Chicod St, follow Chicod St southwest and continue southwesterly as it changes to Blackjack Grimesland Rd to where it intersects Mills Rd, follow Mills Rd northwesterly to where it intersects Ivy Rd, follow Ivy Rd southwest and continue southwest as it changes to Ayden Golf Club Rd to where it intersects NC 102. Follow NC 102 west and continue west as it changes to W 3rd St to where it intersects Snow Hill St, follow Snow Hill St southwesterly and continue as it changes to Old Snow Hill Rd to where it intersects NC 903, follow NC 903 west to where it intersects Contentnea Creek. Follow Contentnea Creek northerly and continue west and northerly when it changes to Little Contentnea Creek to where it intersects Oldwomen Branch, follow Oldwomen Branch northerly to where it intersects Kittrell Hill Rd, follow Kittrell Hill Rd west to where it intersects NC 121, follow NC 121 northeast to where it intersects NC 43. Follow NC 43 northwest to where it intersects NC 222, follow NC 222 northeast to where it intersects NC 33, follow NC 33 southeast to where it intersects Briley Rd. Follow Briley Rd northeast then southeasterly to where it intersects Memorial Dr/NC 11, follow Memorial Dr/NC 11 north to where it intersects Grindle Creek, closinq the Area of Consideration. (Map available upon request) Minimum ABOA SF: 7,600 Maximum ABOA SF: 7,900 Space Type: OFFICE/FLEX/RETAIL Note: The Government has determined that certain existing space conditions are acceptable; for example ceiling, carpet, flooring, and partitions. Term: Wave 2: 19 months total, 11 months firm Parking: 2 Reserved Spaces, On site or within 3 blocks Unique Requirements: Prospective building cannot have co-located law enforcement agencies (federal, state, or local). Office operations require frequent delivery of supplies and material by truck. The Lessor shall provide a loading area/dock or an acceptable alternative for loading and unloading of large delivery trucks. If the offered space is not on ground level it must have an elevator or acceptable alternative designated for periodic freight use with a minimum door opening of 42 inches. The freight elevator(s) must provide service to the leased premises during the entire Lease term. The leased space must permit deliveries 24/7. Offered space must be contiguous. Space must be available for occupancy by approximately June 3 - August 30, 2019 (not earlier than). Expressions of Interest Due: 12/21/17 Market Survey Due (Estimated): January 2018 Lease Award (Estimated): July 2018 Occupancy (Estimated): July 2019 HOW TO OFFER: Offered space must meet Federal Government, State, and Local jurisdiction requirements, including requirements for fire and life safety, security, accessibility, energy, and sustainability standards in accordance with the terms of the Lease. Interested parties must respond as per the submittal requirements below. Expressions of interest must include the following information: 1. Building name and address and location of the available space within the building; 2. Rentable square feet available and expected rental rate per rentable square foot, fully serviced; 3. ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); 7. Energy efficiency and renewable energy features existing within the building; 8. List of building services provided 9. One-eighth inch scale drawing of space offered. 10. Name, address, telephone number, and email address of authorized contact. 11. Permission to represent multiple owners for the same submission.
