- The U.S. GOVERNMENT seeks to lease the following space to fulfill anticipated 2020 Census Area Office requirements: City: Fayetteville State: North Carolina Delineated Area: Beginning ( ) where Raeford Rd and Hoke Loop Rd intersect, follow Hoke Loop Rd north then east to where it intersects Cliffdale Rd, follow Cliffdale Rd easterly to where it intersects S Reilly Rd, follow S Reilly Rd north to where it intersects Morganton Rd, follow Morganton Rd southeast to where it intersects Bonanza Dr. Follow Bonanza Dr north to where it intersects Santa Fe Dr, follow Santa Fe Dr northeast and continue northeast when it changes the name to Shaw Rd to where it intersects Murchison Rd, follow Murchison Rd southeast to where it intersects Shaw Mill Rd, follow Shaw Mill Rd northeast to where it intersects Rosehill Rd, follow Rosehill Rd northeasterly to where it intersects McArthur Rd. Minimum ABOA SF: 7,150 Maximum ABOA SF: 7,150 Space Type: OFFICE/FLEX/RETAIL Note: The Government has determined that certain existing space conditions are acceptable; for example ceiling, carpet, flooring, and partitions. Term: Wave 2: 19 months total, 11 months firm Parking: 2 Reserved Spaces, On site or within 3 blocks Unique Requirements: Prospective building cannot have co-located law enforcement agencies (federal, state, or local). Office operations require frequent delivery of supplies and material by truck. The Lessor shall provide a loading area/dock or an acceptable alternative for loading and unloading of large delivery trucks. If the offered space is not on ground level it must have an elevator or acceptable alternative designated for periodic freight use with a minimum door opening of 42 inches. The freight elevator(s) must provide service to the leased premises during the entire Lease term. The leased space must permit deliveries 24/7. Offered space must be contiguous. Space must be available for occupancy by approximately June 3 - August 30, 2019 (not earlier than). Expressions of Interest Due: 12/21/17 Market Survey Due (Estimated): January 2017 Lease Award (Estimated): July 2018 Occupancy (Estimated): July 2019 HOW TO OFFER: Offered space must meet Federal Government, State, and Local jurisdiction requirements, including requirements for fire and life safety, security, accessibility, energy, and sustainability standards in accordance with the terms of the Lease. Interested parties must respond as per the submittal requirements below. Expressions of interest must include the following information: 1. Building name and address and location of the available space within the building; 2. Rentable square feet available and expected rental rate per rentable square foot, fully serviced; 3. ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); 7. Energy efficiency and renewable energy features existing within the building; 8. List of building services provided 9. One-eighth inch scale drawing of space offered. 10. Name, address, telephone number, and email address of authorized contact. 11. Permission to represent multiple owners for the same submission.
