- New Orleans, LA - 6LA0284 Advertisement U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Louisiana City:New Orleans Minimum Sq. Ft. (ABOA):46,614 Maximum Sq. Ft. (ABOA):46,614 Space Type:Office Parking Spaces (Total):2 Parking Spaces (Surface):0 Parking Spaces (Reserved):2 Terms: 15 Years, 10 Years Firm Additional Requirements: Location: •Space should have no history of prior heavy industrial use. Space should not be located in the 100-year floodplain. •Space should have amenities such as restaurants and shopping centers within immediate vicinity. Building/Space Layout: •Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space. •Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. •A fully serviced lease is required. •Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards by the required occupancy date per the terms of the Lease. •Space must be located on no more than four (4) contiguous floors. •Offered space cannot incorporate the first (1st) floor of a building. •Offered space must have access to a loading dock and freight elevator. •Ceiling height minimum clearance must be nine (9) feet in offered space. •Offered building's principal functional entrance must be within the immediate vicinity of a bus or streetcar stop. •Offered space must be within the delineated area and a ten (10) minute drive from the intersection of Canal Street and Tchoupitoulas Street. •The Government's space and associated parking must be accessible 24/7 by the Government. •The Government's requirement requires armed security guards and weapons storage. Not all minimum requirements are reflected in this advertisement. Expressions of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: (1)Name of owner; (2)Age of building; (3)Date of space availability; (4)Total existing gross square feet, and gross square feet per floor; (5)Site plan depicting the building and parking; (6)Floor plan and gross square footage of proposed space; (7)Identification of on-site parking; (8)Address or described location of building; (9)Location on map demonstrating the building lies within the delineated area; (10)FEMA map evidencing that the property lies outside the 100-year floodplain; (11)A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes; (12)Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and (13)Any information related to title issues, easements, or restrictions on the use of the building. Delineated Area: Submitted properties must be located within the delineated area, which is bounded by the following roads. Properties fronting any of the following roads are considered to be within the delineated area. Beginning at the intersection of N. Broad Avenue and Esplanade Avenue proceed south on N. Broad Avenue to S. Broad Avenue. Proceed on S. Broad Avenue to US 90 Business. Turn left on US 90 Business and proceed to Convention Center Boulevard. Turn left on Convention Center Boulevard and proceed to Badine Street W. Continue on Badine Street W. to Iberville Street. Turn left on Iberville Street and proceed to N. Peters Street. Turn right on N. Peters Street and proceed to Decatur Street. Continue on Decatur Street to Esplanada Avenue. Turn left on Esplanade Avenue and proceed to N. Broad Street. A map of the delineated area is provided for further clarification of the boundaries within the attached advertisement.
