U.S. GOVERNMENT U.S. Forest Service (FS) seeks to lease the following space: State: MN City: Duluth Delineated Area: North: Martin Rd to Jean Duluth Rd to Lismore Rd to south on route 50 to Ryan Rd West: Lavaque Rd to Route 53 to Lavaque Rd to South Boundary Ave to highway 35 W to Thompson Rd South: St Louis River East: St Louis River/ St Louis Bay/Superior Bay Minimum Sq. Ft. (ABOA): 17,250 Maximum Sq. Ft. (ABOA): 18,112 Space Type: 15,420 USF of Office Space and 1830 USF of warehouse space. Parking Spaces (Total): 20 Parking Spaces (Surface): n/a Parking Spaces (Structured): 20 Parking Spaces (Reserved): 20 Full Term: 15 years Firm Term: 10 years Option Term: n/a Additional Requirements: Leased premises shall be located in an area that can support up to 101 additional vehicles for employee parking within a ¼ mile, 4 block radius of the leased premises or located within a ¼ mile, 4 block radius from a commuter transit line. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. All utilities as well as janitorial services and snow removal are be paid by the lessee and facility care including but not limited to lawn care, landscaping and building maintenance shall be paid by the lessor. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Duluth, MN, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
