Description
U.S. GOVERNMENT USDA Forest Service (FS) seeks to lease the following space: State: GA City: Gainesville Delineated Area: North: South Shoreline of Lake Lanier East: State Route 29 South: Hwy 985 West: State Route 60 to State Route 53 *note: All properties touching the border of the delineated area shall be considered. Minimum Sq. Ft. (ABOA): 18,648 Maximum Sq. Ft. (ABOA): 18,648 Space Type: Office/Storage Parking Spaces (Total): 17 Parking Spaces (Surface): 17 Fenced Parking Spaces (Structured): 0 Parking Spaces (Reserved): 17 Full Term: 120 months Firm Term: 60 months Soft Term: 60 months Additional Requirements: 17 parking spaces must be secured/fenced, the space must be able to accommodate a communication tower and space for parking 2 RVs/Buses. In the absence of local code parking should also be able to accommodate 6 vehicles per 1,000 SF requested Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the [100/500] year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Gainesville, GA, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
