Description
GSA Public Buildings Service U.S. Government Expressions of Interest Sought General Services Administration (GSA) seeks to lease the following space: State:TX City:BROWNSVILLE Delineated Area:North: I 69 to State Rt 550 to State Rt48 to State Route 100; East: Gulf of Mexico; West: I 69E to State Rt 83; and South: Rio Grande Minimum Sq. Ft. (ABOA):740 Maximum Sq. Ft. (ABOA):850 Space Type:Office (340 USF ABOA), and Lab (400 USF ABOA) Parking Spaces (Total):2 At No Cost to Government Parking Spaces (Surface):2 At No Cost to Government Parking Spaces (Structured):0 Parking Spaces (Reserved):0 Full Term:15 Years Firm Term:10 Years Soft Term:5 Years Option 1 Term:0 Option 2 Term:0 Additional Requirements:NOAA's mission requires its fish inspectors to be located near the Port of Brownsville to maintain the integrity of fish samples being inspected. A light lab area is required with a utility sink including an immediately adjacent hose bib connection for use in examining and processing fish and seafood samples. The utility sink must have a heavy duty drain. Proper exhaust and ventilation for odor is appropriate. The current garage space permits the garage door to be opened for ventilation; however, in the event that a garage space is not available, space must be able to include appropriate ventilation. Plus, access to regular trash removal and sealed dumpsters to limit odor from the discarded seafood samples and to limit infestation. Access to a kitchen or utility type sink and/or floor drain; Kitchen type ventilation or ability to upgrade ventilation; Proximity to Port of Brownsville is prioritized; and On grade access is desired for bringing fish samples into work area. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the [100/500] year flood plain. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following: · Building name and address and location of the available space within the building · Rentable Square Feet (RSF) available and expected rental rate per RSF, fully serviced · ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any · Date of space availability · Building ownership information · Amount of parking available on-site and its cost.
