- General Services Administration (GSA) seeks to lease the following space: State: New Mexico City: Albuquerque Delineated Area: North: Tramway / Ray East: Tramway South: Gibson West: Unser Minimum Sq. Ft. (ABOA): 17,894 Maximum Sq. Ft. (ABOA): 17,894 Space Type: Office Parking Spaces (Total): 27 Parking Spaces (Surface): 27 Parking Spaces (Structured): 0 Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements:  All space shall be contiguous and preferably on the second floor or higher.  All windows shall have 7 mil fragment retention film, except at Secure Work Environment (SCIF) Rooms which shall have film rated for radio frequency (RF)/infrared (IR) shielding and blast film as specified within the POR.  One elevator shall be equipped with override control.  All perimeter windows less than 18 feet from the ground or accessible platform (i.e. air conditioners, fire stairs, adjacent roofs, ledges or windows) are to be considered first floor windows. 9/2016  The office will be furnished with file safes weighing between 850-1000 pounds each.  If the exterior skin of the building is not of substantial construction as deemed by the Tenant and does not meet the forced entry protection requirements, the perimeter walls must be constructed in accordance with the wall type A7 detail. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Albuquerque, New Mexico, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
