State: Colorado City: Denver Delineated Area: ● North: Wazee Street from Speer Blvd. to 20 th Street; ● South: 6 th Avenue; ● East: 20 th Street to 20 th Avenue to Logan Street to 6 th Avenue; ● West: Klamath Street to Speer Blvd to Wazee Street Minimum Sq. Ft. (ABOA*): 12,202 Maximum Sq. Ft. (ABOA): 12,812 Space Type: Office Parking Spaces (Total): Refer to "Additional Requirements" Full Term: 15 Years Firm Term: 10 Years Additional Requirements ● A minimum of 100 parking spaces (on-site, street, or commercial pay parking) must be available within ¼ mile of the proposed space. A minimum of 50 of these spaces must be either onsite or all-day pay parking. Available shall be defined as empty/open and usable for parking during the workday (7am to 4pm, Monday through Friday, excluding Federal Holidays). Parking rates for fee based parking must be at or below the average rate for the Downtown Denver Commercial Core. Restricted or metered parking spaces of one hour or less are not considered "available" and do not meet parking requirements. ● On-site parking shall meet current local code requirements; in absence of local code, on-site parking shall be available at a ratio of at least three (3) spaces for every 1,000 rentable square feet of space. The parking area may not function as a storm water detention area and accessible parking spaces must meet ABAAS standards, including a maximum walking distance to the primary building entrance of 200 feet. ● Offered space shall be Class A Business Space or equivalent, with first floor space to be considered most efficient. If upper level space is considered, elevator service shall consist of a minimum of two accessible elevators serving the floor proposed for SSA, with both elevators directly available to the reception area. SSA employee entrance shall not be through the SSA reception area. Elevator access shall also be available for employee entrance. ● Offered space shall be located along a primary or secondary street and shall be serviced by sidewalks and street lighting maintained by the city. ● Sites which are located directly on a highway or six-lane thoroughfare shall not be considered if the office is not immediately accessible from both directions of traffic, and traffic devices are not located to control left turning traffic. ● Office space shall be on one level without interior ramps, stairs or platforms and shall be contiguous. Column spacing shall not be less than 20 feet in either direction and columns shall not be larger than 18" square. Offered space shall not be more than twice as long as it is wide. Odd shaped space and inefficient layouts will not be considered ● Offered Space shall provide a minimum ceiling height of 9 feet (with 9 foot structural beams) ● Buildings with windows comprising of 50% or more of the exterior walls are preferred. Windows shall be low E and block UVA and UVB. ● Locations not serviced by TelCo with T1 lines shall not be considered. Provide confirmation of availability with bid. ● Offered Space shall provide 3-phase power, which shall be supplied and maintained by Lessor. Space shall have capacity to provide 6 watts/SF for SSA equipment. Provide 6 watts/SF confirmation with bid. ● Provide confirmation with bid that MERV 8 and MERV 13 filters will be used with air handlers/AC supplying space. ● Offered Space must be in a building zoned for commercial office and/or retail space only. ● Offered Space shall not be located in industrial or residential zoned locations or near tenants, buildings, or environments that create odors or noise, such as cleaners, bars, liquor stores, beauty salons, bingo parlors, drug treatments, detentions facilities or eating establishments. ● Offered space must be in close proximity to public transportation. A commuter rail, light rail, or bus stop shall be located within the immediate vicinity of the building, but generally not exceeding 1500 walkable feet from the main entrance of the building. ● Amenities including restaurants and other retail services, shall be located within 1 mile of offered space. ● Lessor shall provide Professional Engineered drawings of tenant buildout during design. ● Reception area shall be calculated at 15/SF per person and require two exits. Exits shall not be through Government controlled space. ● Separate employee and client entrances shall be provided and space at least 20 feet apart *** Offered space must be within the delineated area and must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 or 500 year flood plain. Expressions of Interest Submission Requirements: This is not an invitation for bids or a request for proposals. Expressions of interest MUST be submitted in writing and, at a minimum, include the information cited herein. Expressions of interest are welcome only from property owners and/or their authorized representatives. Expressions submitted by anyone other than the owner should include a copy of an agreement authorizing representation. Responses omitting the items below may not be considered: 1. Address of proposed property. 2. Name, address, telephone number, and e-mail address of authorized contact. 3. Name and contact information of the property ownership's legal entity. 4. Date of space availability 5. Map showing the proposed site clearly identified as being within the delineated area as specified in this ad. 6. Amount of parking available on-site and its cost. Include whether Expected rental rate includes the cost of the required Government Parking (if any). If no parking is available on-site, off-site parking availability as described in this notice. 7. Location of offered space in the building, and the date the space will be available. 8. Rentable square feet (RSF) offered and offered rental rate/RSF for a full-service lease. 9. Specify any services and tenant improvement allowance included in the offered rate/RSF, including any incentives and/or inducements. Written acknowledgement is required from the owner or the owner's agents where an agent represents multiple ownership entities.
