- Revised Advertisement (3.23.18) GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: North Carolina City: Durham Delineated Area: Starting at the northwest intersection/interchange of Interstate I-85 and the Durham Freeway (147, approximately mile marker 172), proceed east along I-85 to North Roxboro Street/business 501; proceed south along North Roxboro Road (it will become South Roxboro Street) to West Lakewood Avenue; proceed south along West Lakewood Avenue to its intersection with Vickers Avenue and University Drive; proceed southwest along University Drive to Martin Luther King, Jr. Parkway; proceed west along Martin Luther King, Jr. Parkway to its interchange with Durham-Chapel Hill Boulevard and the 501/15 bypass; proceed north along the 501/15 bypass to its interchange with the Durham Freeway (147); then proceed west along the Durham Freeway (147) back to the starting point at the northwest intersection/interchange of Interstate I-85 and the Durham Freeway. Minimum Sq. Ft. (ABOA): 9,210 Maximum Sq. Ft. (ABOA): 9,210 Space Type: Office Parking Spaces (Total): 4 Full Term: 20 Years Firm Term: 15 Years Additional Requirements: •· The space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. •· Offered space must be located on the 2nd floor or higher in one contiguous block. •· Agency must be able to have 24 hours access to the space and parking area. •· Offered space shall be located within walking distance to amenities. •· Offered space shall not be located in the 100 or 500 year flood plain. •· Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. •· Space must comply with all applicable building codes and accessibility standards as defined in the Americans With Disabilities Act (ADA), the Architectural Barriers Act Accessibility Standard (ABAAS), and the Uniform Federal Accessibility Standards (UFAS). The primary entrance must be accessible for all persons with special needs, including wheel-chair access. •· A fully serviced lease is required. •· Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. A map of the delineated area is provided for further clarification of the Delineated Area: Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: •(1) Name of owner; •(2) Age of building; •(3) Total existing gross square feet, and gross square feet per floor; •(4) Site plan depicting the building and parking; •(5) Floor plan and gross square footage of proposed space; •(6) Identification of on-site parking; •(7) Address or described location of building; •(8) Location on map demonstrating the building lies within the delineated area; •(9) FEMA map evidencing that the property lies outside the 100-year floodplain; •(10) A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes; •(11) Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and •(12) Any information related to title issues, easements, or restrictions on the use of the building.
