Description
General Services Administration (GSA) seeks to lease the following space: State: Rhode Island City: Providence Delineated Area North: Memorial Blvd East: Providence River South: Route 195 to 95 West: Route 95 Requirements Minimum Sq. Ft. (ABOA): 12,433 Maximum Sq. Ft. (ABOA): 13,055 Space Type: Office Parking Spaces (Total): 74 commercially available spaces Full Term: 15 years Firm Term: 10 years Additional Requirements: • Space must be contiguous on one floor, above ground level. • Space must be serviced by at least 2 elevators (one of which may be freight). • Must be accessible by public transit • Support columns o Must be greater than 20' apart from each other and from walls o Each must have a footprint of 2 sq. ft. or less Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year floodplain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal package that will be sent out pursuant to this advertisement. Expressions of Interest must be received in writing no later than Friday, March 30th, 2018 by 4:30 PM Eastern, and should include the following information at a minimum: • Building name and address; • Location of space in the building and date of availability; • Rentable Square Feet (RSF) offered and full service rental rate per RSF; • ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF; • Scaled floor plans (as-built) identifying offered space; • Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. Authorized Contacts GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall the Offeror enter into negotiations or discussions concerning this space requirement with any Federal Agency other than the General Services Administration (GSA) Lease Contracting Officer or their authorized representative, Jones Lang LaSalle Americas, Inc.
