- GSA Public Buildings Service NOTICE OF INTENT TO USE OTHER THAN FULL AND OPEN COMPETITION The U.S. Government currently occupies office, warehouse, and related space in buildings under lease in Doral, FL that will be expiring September 18, 2018 and February 22, 2019 respectively. The Government intends to negotiate a superseding lease for 30,018 ANSI BOMA Office Area (ABOA) square feet based on economic, mission, and other factors. The Government will consider alternative space only if economical and other factors are supportive. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, costs likely to be incurred through relocating such as physical move costs, replication of tenant improvements and telecommunication infrastructure, non-productive agency downtime, occupancy schedule, and quality of space. Description of Requirements State: Florida City: Doral Delineated Area: North: NW 41 st Street South: Dolphin Expressway (FL-836) East: Palmetto Expressway (FL-826) West: Ronald Regan Turnpike (FL-821) Minimum Sq. Ft. (ABOA): 20,012 Maximum Sq. Ft. (ABOA): 20,012 Space Type: Warehouse Minimum Sq. Ft. (ABOA): 10,016 Maximum Sq. Ft. (ABOA): 10,016 Space Type: Office Parking Spaces (Total): 4 Parking Spaces (Surface): 4 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: Ten (15) years Firm Term: Five (10) years Option Term: N/A Additional Requirements: Additional requirements apply and will be addressed in RLP/Lease Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required.
