- The General Services Administration (GSA) seeks to lease the following space: City/State: Northern Virginia Delineated Area: North: beginning at the intersection of the Potomac River and Four Mile Run, heading west along Four Mile Run to S. Walter Reed Drive; heading southwest on S. Walter Reed Drive, which turns into N. Beauregard Street, to Lincolnia Road; heading northwest on Lincolnia Road which turns into Columbia Pike to Little River Turnpike; Little River Turnpike to Guinea Road; West: Guinea Road to Braddock Road to Rolling Road to the Franconia-Springfield Parkway; South: Franconia-Springfield Parkway which turns into Manchester Boulevard to Hayfield Road to Telegraph Road to S. King Highway to Richmond Highway to Quander Road to Belle View Boulevard; continuing east on Belle View Boulevard as if it continued to the Potomac River; East: Potomac River. Minimum Sq. Ft. (ABOA): 13,722 Maximum Sq. Ft. (RSF): 16,466 Space Type: Office and related space Parking Spaces (Total): The greater of local code or 45 Parking Spaces (Reserved): 45 spaces Full Term: 15 years Firm Term: 15 years Option Term: N/A Additional Requirements: - The offered space must be above the ground floor or street level. - The offered space must be contiguous. - The offered building must have the ability to accommodate ISC Level II Security Requirements. - The offered building must be within one (1) mile of an existing Metrorail station and/or a Virginia Railway Express (VRE) station. - The offered building must have a loading dock or service elevator with direct access to the floor of the offered space. - Building must provide non-public pedestrian entrance. - During the Government's tenancy, the following groups or organizations cannot be tenants in the offered building: Public defenders Probation or parole agencies Public aid or government services offices (i.e. motor vehicle agency, social services, social security, immigration application services center, etc.) Medical facilities News media to include print, radio, or television Foreign national governments Co-working/executive office suite companies Department of Homeland Security tenants cannot be located on the same floor(s) as the offered Space Subleases will not be considered. Not all minimum requirements are reflected in this advertisement. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized offices and employees of the GSA or their authorized representative, CBRE, Inc. Expressions of interest should include the following information at a minimum: 1. Building name, address, and age; 2. Location of space in the building and date of availability; 3. Rentable square feet (RSF) offered and rate per RSF; 4. ANSI/BOMA office area/usable square feet (USF) and rental rate per USF, full service inclusive of a Tenant Improvement Allowance of $46.74/USF, meeting GSA's standard building shell requirements; 5. Name, address, telephone number, and email address of authorized contact; 6. Scaled floor plans (as-built) identifying offered space; 7. Information on project and building ownership.
