- FBO Modification with Delineated Area Map **Note: notice was amended on April 4, 2018 to modify the Delineated Area State: California City: Hemet Delineated Area: Offered space must be within the following delineated area: North: Menlo Avenue East: Santa Fe Street South: Stetson Avenue West: Sanderson Avenue Minimum Sq. Ft. (ABOA): 13,967 Maximum Sq. Ft. (ABOA): 14,665 Space Type: Office, Retail, or Flex for General Office Use Parking Spaces (Total): As required by local Code Parking Spaces (Surface): As required by local Code Parking Spaces (Structured): As required by local Code Parking Spaces (Reserved): 2 on-site parking spaces Full Term: 15 years Firm Term: 10 years Option Term: None Additional Requirements: * Offered space must be contiguous on no more than two floors; if offered space is above the ground floor, a minimum of two (2) elevators must be available * Space must allow efficient use, including: configuration (space shall be no more than twice as long as it is wide); and size, number and placement of columns must be at least 20ft apart and 20ft from any interior wall and be no more than 2ft square. * Space to be located within two (2) city blocks from a primary or secondary street. * Space must be within walkable ½ mile to public transportation and local area amenities. * Where on-site parking is not available, parking for the disabled must be located within the same block. * Minimum access to leased space on Monday through Friday from 7:00a to 6:00p and Saturday from 7:00a to noon with janitorial services to be provided on weekdays between 7:00am and 5:30pm. * Lessor to provide TI Allowance per Request for Lease Proposal Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall be in a building located outside of the 100-year flood plain.
