Description
U.S. DEPARTMENT OF VETERANS AFFAIRS DESIRES TO LEASE SPACE The Department of Veterans Affairs desires to lease sufficient rentable square footage to yield 4,700 to 5,000 Net Usable Square Feet (NUSF) within the Counties of Fulton or Montgomery, New York for use as a Community Based Outpatient Clinic. The space must be contiguous; on no more than one floor (preferably the ground floor) and can be provided by new construction or modification of existing space. On-site parking for 24 vehicles is required (including 4 van accessible handicapped stalls). A lease for up to 10 years (5 years firm) will be considered. Space within or fronting on the following boundaries will be considered: NORTH: Townsend Avenue in Johnstown, New York from North Comrie Avenue (New York State route 30A) to North Perry Street, hence to Walnut Street to and to Pleasant Avenue EAST: North Comrie Avenue (New York State Route 30A) from Townsend Avenue to South Melcher Street Extension which becomes Old Johnstown Road, which becomes Cemetery Street and the municipality of Fonda, New York to East Street (New York State Route 5), hence to South Bridge Street (New York State Route 30A) and the Mohawk River. SOUTH: Mohawk River from South Bridge Street (New York State Route 30A) to Cayadutta Creek. WEST: Cayadutta Creek from the Mohawk River to West Main Street (New York State Route 5), hence to Cayadutta Street (New York State Route 334), Wemple Avenue and Old Plank Road (New York State Route 30A), hence to Chestnut Street, West Main Street (New York State Route 67), Cayadutta Street, across West State Street (New York State Route 29) to Pleasant Avenue to Walnut Street. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Request for Lease Proposals (RLP) and Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Buildings offered for consideration must have the ability to meet all current Federal/VA, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, OSHA, and seismic protection by the required occupancy date. A market survey of properties offered for lease will be conducted by VA. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space.
