Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Oregon City:Sandy City Limits or Estacada City Limits Delineated Area:City Limits of Sandy or Estacada, Oregon Minimum Sq. Ft. (ABOA):25,672 Office plus 7,702 Warehouse Maximum Sq. Ft. (ABOA):25,672 Office plus 7,702 Warehouse Space Type:Office, Warehouse Parking Spaces (Total):202, of which 51 shall be located in a secured wareyard with the remainder as specified below. Parking Spaces (Surface):(51) reserved in a secured wareyard area, with the following within ¼ walkable mile from the main entrance of the building: •(132) Spaces for General Employee •(1) RV/Camper/Bus Parking Space (with turn-around space) •(18) Day Use Visitor Spaces The Secured Wareyard shall be no larger than 22,950 SF. Parking Spaces (Structured):0 Parking Spaces (Reserved):51 per above requirements Full Term:20 Years Firm Term:20 Years Additional Requirements: Rent and Square Footage Cap Requirement:The Government will only award a Lease pursuant to this requirement if the offered rental rate does not exceed the specified rent cap. Total Annual Rent shall not exceed $32.50 per rentable square foot. ($1,209,812.50 annually with no steps or increases other than those associated with tax and operating cost adjustments). The total square footage (Office and Warehouse) is capped at 33,374 usable square feet (ANSI/BOMA Square Footage Standards apply to Office Space Use per Lease Section 2.01) with 22,950 square feet of wareyard. The Rate shall include a Full Service Operating Expense and full amortized Tenant Improvement (TI) Allowance. Tenant Improvement (TI) Allowance A TI Allowance of $46.27/ABOA SF of Office Space and $7.71 per USF for the Warehouse Space amortized and included in the rental rate shall be provided. The amortization rate shall be negotiated. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 or 500 year flood plain. Expressions of Interest Due:May 7, 2018 Occupancy (Estimated):November 1, 2019.
