Advertisement U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Washington City:Spokane and Spokane Valley Delineated Area:City Limits of Spokane and Spokane Valley Minimum Sq. Ft. (ABOA):7,823 (+3,600 sf of Wareyard) Maximum Sq. Ft. (ABOA):8,823 (+3,600 sf of Wareyard) Space Type:Co-located Office, Warehouse, and Wareyard Parking Spaces (Total):10 parking spaces within 1/8 mile if no parking available at location Parking Spaces (Surface):N/A Parking Spaces (Structured):N/A Parking Spaces (Reserved):N/A Full Term:20 years Firm Term:10 years Option Term:N/A Additional Requirements:•2,323 USF Office Space •5,500 USF Warehouse •3,600 Wareyard •16 foot minimum ceiling height in warehouse •25 foot clearance between warehouse columns •Office should be built to 9 foot ceilings •Location cannot be within 1 mile of: Truck Stops, Processing Plants, Manufacturing Plants •Building site must accommodate vehicular access and circulation for large vehicles and vehicles pulling trailers that can reach in excess of 55' long with central pivot points like standard semi-trailers. Drive through access with 2 points of ingress/egress. •Space must be ground level and contiguous. oAgency prefers office and warehouse to be in the same building. However, separate buildings on one lot may be considered. •10 parking spaces within 1/8 mile walking distance or per zoning code if equivalent parking not available at location. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 or 500 year flood plain.
