Map of Delineated Area U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:NY City:Manhattan Delineated Area: North : Starting at intersection of Chambers Street and River Terrace; southeasterly along Chambers Street to intersection of Chambers Street and Centre Street. Southerly on Centre Street to Brooklyn Bridge. Easterly on Brooklyn Bridge to the boundary of the East River shoreline. East : East River Manhattan shoreline.* South : Intersection of the Hudson and East River shorelines.* West : Hudson River Manhattan shoreline.* *The boundary of the delineated area is the shorelines specified. Locations on the other side of the river are not under consideration. (See attached map.) Minimum Sq. Ft. (ABOA):152,744 Maximum Sq. Ft. (ABOA):160,381 Space Type:Office Parking Spaces (Total):0 Parking Spaces (Reserved and Secured):0 Full Term:20 years Firm Term:15 years Additional Requirements: ●Must be located in a Class A building ●All offered floors must be accessible from the same elevator bank ●The offered space must have no common walls or common corridors with retail space ●Main building lobby to have 24/7 security presence by concierge/guard service and/or mechanical (i.e. automated access control) measures ●Regular access to freight elevator and loading dock Offered space must meet Government requirements for fire safety, accessibility, sustainability and floodplain compliance standards per the terms of the Request for Lease Proposal (RLP). A fully serviced lease is required. This procurement will be subject to all the rules, regulations, conditions, specifications and the requirement to submit a test fit as stated in the RLP package that will be sent out pursuant to this advertisement. Expressions of Interest must be received in writing no later than October 9, 2018 by 4:30 PM Eastern Time, and should include the following information at a minimum: • Building name and address; • Location of space in the building and date of availability; • Rentable Square Feet (RSF) offered and full service rental rate per RSF; • ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF; • Floor plans (as-built) identifying offered space; • Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
