- Modification to Source Sought Posting GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Las Colinas & Irving (Map Below) Minimum Sq. Ft. (ABOA): 66,191 Maximum Sq. Ft. (ABOA): 66,191 Space Type: Office Parking Spaces (Total): 400 Parking Spaces (Surface): 400 Full Term: 20 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: Location: · It is preferred that the proposed building not be located near facilities such as night clubs, liquor stores, pawnshops, etc. The Building shall not be located in the immediate vicinity of any facilities identified as “hazardous materials transportation/storage facilities.” Examples of hazardous locations include facilities with potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. Building/Space Layout: · Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space. · Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. · Space must be contiguous. · A fully serviced lease is required. · Space must meet the Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the lease. · The building must be able to comply with the Americans with Disabilities Act and meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. · Offered space shall not be in the 100-year flood plain. · Offered space shall be proximate to amenities such as restaurants and shopping centers. · Offered building must be LEED-CI or have ability to retrofit to meet LEED-CI. · Offered space must be located on 3 rd floor or higher in the building. Expressions of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: (1) Name of owner; (2) Age of building; (3) Total existing gross square feet, and gross square feet per floor; (4) Site plan depicting the building and parking; (5) Floor plan and gross square footage of proposed space; (6) Identification of on-site parking; (7) Address or described location of building; (8) Location on map demonstrating the building lies within the delineated area; (9) FEMA map evidencing that the property lies outside the 100-year floodplain; (10) A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes; (11) Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and (12) Any information related to title issues, easements, or restrictions on the use of the building. Delineated Area: To receive consideration, submitted properties must be located within the delineated area which is bounded by the following roads. Properties fronting any of the following roads are considered to be within the delineated area. Beginning at the intersection of Hutton Dr and Valley View Ln., proceed west on Valley View Ln until it intersects with Hwy 635. Proceed west on Hwy 635 until it intersects with N. Belt Line Rd. At the intersection Hwy 635 and N. Belt Line Rd, proceed south on N. Belt Line Rd until it intersects with W. Northgate Dr. At the intersection of N. Belt Line Rd and W. Northgate Dr proceed east on W. Northgate Dr until it intersects with Tom Braniff Dr. At the intersection W. Northgate Dr and Tom Braniff Dr, proceed north on Tom Braniff Dr and continue north as it turns into Wildwood Dr until it intersects with California Crossing. Proceed west on California Crossing Rd until it intersects with Luna Rd. Proceed north on Luna Rd until it intersects with Wittington Pl. Proceed east on Wittington Pl until it intersects with Senlac Dr. Proceed north on Senlac Dr until it intersects with Academy Ln. Proceed west on Academy Ln until it intersects with Hutton Dr. Proceed north on Hutton Dr until it intersects with Valley View Ln.
