Description
General Services Administration (GSA) seeks to lease the following space: State: California City: Ukiah Delineated Area: North : The intersection of State Street and Redwood Highway at the ingress/egress access road to Redwood Highway north of Kuki Lane. East : Redwood Highway/US-101 South : The intersection of State Street and Redwood Highway at CA-253 West : State Street Minimum Sq. Ft. (ABOA): 1,730 Maximum Sq. Ft. (ABOA): 1,792 Space Type: Office Parking Spaces (Total): 4 surface parking spaces Parking Spaces (Surface): See above Parking Spaces (Structured): See above Parking Spaces (Reserved): 4 reserved surface parking spaces Full Term: Up to 15 years, including Option Firm Term: Up to 10 years Option Term: One 5-year Option Additional Requirements: Space may not be located on more than one floor and must be contiguous If the space is above street level, it shall have a minimum of one accessible elevator which may also serve as a freight elevator. Space must allow efficient office configuration (space should be no more than twice as long as it is wide and columns must be at least 20' from any interior wall and from each other, and be no more than 2' square). Janitorial services to be provided after normal operating hours 24/7 HVAC will be needed in specific areas within the space Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The office space must be accessible to the government at all times (24/7). The U.S. Government currently occupies office and related space in a building under a lease in Ukiah, CA that will be expiring in December, 2019. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of Interest Submission Requirements This is not an invitation for bids or a request for proposals. Expressions of Interest MUST be submitted in writing and, at a minimum, include the information cited below. Expressions of Interest are welcome only from building owners and/or their authorized representatives (see #1 below). Please provide the following information in your Expression of Interest. 1. Authority to Submit : Please submit written documentation from the building owner evidencing your authority to submit an offer on their behalf for Solicitation #7CA2888. If the building ownership is a corporate entity (i.e. corporation, partnership or LLC), authorization of the signatory to bind the ownership should also be submitted. 2. Building : Name and address. 3. Authorized Contact: Name, address, telephone number, and e-mail address. 4. Legal Entity: Name and contact information of the property ownership. Written acknowledgement is required from the owner or the owner's agents where an agent represents multiple ownership entities. 5. Map showing the proposed site clearly identified as being within the delineated area described above. 6. Location of offered space in the building. 7. Date the space will be available. 8. Size : Rentable square feet (RSF) and ABOA square feet offered. ABOA square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code.
