Description
General Services Administration (GSA) seeks to lease the following space: State: WA City: Wenatchee Delineated Area: Wenatchee City Limits Office Space Minimum Sq. Ft. (ABOA): 6,360 Office Space Maximum Sq. Ft. (ABOA): 6,678 Warehouse Space Minimum Sq. Ft.: 5,550 Warehouse Space Maximum Sq. Ft.: 5,828 Secured Paved Wareyard Sq. Ft.: 25,000 SF, Secured by 8' Fencing to accommodate vehicle and trailer parking, general storage, Haz Mat storage, Vehicle Wash area, and various storage structures with concrete pads. Space Type: Office, Warehouse, and Secured Wareyard Parking Spaces (Total): 62 Parking Spaces (Secured Wareyard On Site): 19- 10'x20' spaces Parking Spaces (Employee): 43 Spaces (10 x 20), including (2) Accessible parking spaces. Bicycle Parking: (1) Bicycle Rack to accommodate up to (6) bicycles. Full Term: 240 Months Firm Term: 120 Months Soft Term: 120 Months Additional Requirements: Warehouse shall provide a 16' clear ceiling height; HazMat storage (8' x 16') within wareyard also required. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is not required. Government shall pay for all electric and gas utilities directly to the utility companies. Lessor shall be responsible for all other utilities, janitorial, building, and landscaping maintenance. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Wenatchee, WA that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
