- Ad and delineated area map in Word document. General Services Administration (GSA) seeks to lease the following space: State: Pennsylvania City: DuBois Delineated Area: Start at intersection of Liberty Boulevard (US-219) and E DuBois Ave (PA-255). Proceed east along E DuBois Ave to Shaffer Rd. Go south on Shaffer Rd to Maple Ave. Follow Maple Ave west to E Park Ave, then continue on E Park Ave northwest until Liberty Blvd (US-219). Follow Liberty Blvd north to starting point. (Map is attached below.) Minimum Sq. Ft. (ABOA): 6,657 Maximum Sq. Ft. (ABOA): 6,990 Space Type: Office Parking: Two (2) reserved spaces Full Term: Fifteen (15) years Firm Term: Ten (10) years Renewal Option Term: Five (5) years Tenant Improvement Allowance: $48.61 per ABOA SF Additional Requirements: - The space offered should be no more than twice as long as it is wide. - Space configuration shall allow for a separate accessible employee entrance which provides access to the space without going through the public reception area. - Contiguous space on one floor is required. - Space requiring ramps due to uneven floor levels inside the offered space will not be considered. - Column perimeters shall be at least 20’ from any wall and from each other and shall be no more than 2’ square. - There shall be no load-bearing interior walls. - Where space is located above street level, elevator service shall consist of a minimum of two accessible elevators which serve the floor proposed for the Government. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain, unless the Government determines that there are no practicable alternatives.
