Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Los Angeles City:CA Delineated Area:North: Hollywood Blvd East: Vine Street South: Santa Monica Blvd. West: La Cienega Blvd. Minimum Sq. Ft. (ABOA):18,925 Maximum Sq. Ft. (ABOA):19,877 Space Type:Office Parking Spaces (Total):Two (2) reserved spaces for Government vehicles Parking Spaces (Surface):Public parking shall be made available within 0.25 miles walking distance on a first come first serve basis for visiting clients and employees Parking Spaces (Reserved):2 Full Term:15 years Firm Term:10 years Additional Requirements:1st Floor Space preferred. Space must be contiguous on one (1) floor. Any upper floor option must have two accessible elevators. One elevator may serve as a freight elevator. Subleases are not acceptable. Columns must be at least 20' from the interior wall and from each other, and be no more than 2' square. Tenant agency cannot be located in the same building as Federal, State, or local law enforcement agencies, IRS or US Immigration Agencies, unless otherwise approved by the LCO. Offered space shall not be located in industrial or residential zoned locations or near tenants, buildings, or environments that create odor or noise (cleaners, bars, liquor stores, beauty salons, bingo parlors, drug treatment facilities, cannabis dispensaries, detention facilities, or any other non-compatible uses based on the LCO discretion. Also provide the following: •Building name and address •Location of space in the building •Rentable square feet offered and rentable rate per square foot (specifying services, utilities included and whether or not the quoted rental rate includes an amount for tenant improvements and state the amount) •ANSI/BOMA defined usable square feet •Percentage of common area factor used to determine the rentable square feet •One-eighth inch scale drawing of space offered •Method of measurement for space offered •Floor plan of space offered •On-site parking plan and where the parking is in relation to the building •Contact information for owner or authorized agent 1. Evidence of ownership or control of Building or site shall be submitted. If the Offeror owns the Property being offered or has a long-term leasehold interest, documentation satisfactory to the LCO evidencing the Offeror's stated interest in the Property and any encumbrances on the Property shall also be required as a part of submittal. 2. If the Owner of the building would like to authorize for Offeror's Representative having signatory authority, the Offeror shall provide documentation stating that Offeror's Representative has signatory authority on behalf of the owner whose entity is described in the Proof of Ownership document. Please include this document as part of your submittal. •Date of space availability Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Los Angeles, CA that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
