- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Vermont City:Burlington Delineated Area: Northeast of I-89 and within 2 miles of Burlington Vermont International Airport, Burlington, VT Minimum Sq. Ft. (ABOA):7,880 ABOA SF Maximum Sq. Ft. (ABOA):8,274 ABOA SF Space Type:Office Parking Spaces (Total):3 Surface Parking Spaces (Reserved and Secured):3 Reserved & Secure Full Term:15 years Firm Term:10 years Additional Requirements: •Subleases are not acceptable. •Space must be contiguous on one floor. •24/7/365 Operations •Exterior ground space for the communications array within a 20' x 20' secured fenced in area that would contain a 12' - 14' diameter dish, a 60' tower, and antennas. The maximum cable length for the satellite dish is 300' end-to-end. No obstructions above 25° from 180° - 220°T to assure a clear signal for current satellite and future satellites. •Exterior ground space for emergency generator and supporting equipment. •The building must be able to meet a security level 2 rating. •12 feet minimum ceiling clearance interior space •Parking spaces - 2 - 23 ft. trailers, 1 - 17 ft. trailer •Storage 12 x 24 ft. secure fenced storage with garage door on unit •Local code parking to meet requirement for 23 employees •Space should allow for efficient layout and office workflow. Columns must have regular spacing of sufficient distance to support effective design. •Inefficient layout may include, but not limited to, one or more of the following building features and will be determined on a case by case basis: oNarrow column spacing; oAtriums, light wells, or other areas interrupting contiguous spaces; oExtremely long, narrow runs of space; oIrregular space configurations; or oOther unusual building features. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 300-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. Expressions of Interest must be received in writing no later than November 7, 2018 by 4:30 PM Eastern Time, and should include the following information at a minimum: • Building name and address; • Location of space in the building and date of availability; • Rentable Square Feet (RSF) offered and full service rental rate per RSF; • ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF; • Scaled floor plans (as-built) identifying offered space; • Ceiling height details throughout offered space; • Evidence of ability to meet the required occupancy date of June 2020; • Name, address, telephone number, and email address of authorized contact; • All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submission received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received which also must be submitted prior to the Expression of Interest Due Date.
