Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Texas City:El Paso Delineated Area:Within the following boundaries: North: W. Wyoming St. South: San Antonio Ave. East: N. Stanton St. West: N. Santa Fe St. Minimum Sq. Ft. (ABOA):16,541 Maximum Sq. Ft. (ABOA):16,541 Space Type:Office Parking Spaces (Total):11 surface or structured parking spaces Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): Full Term:20 Firm Term:15 Option Term: Additional Requirements:Space offered must be located on separate floors, and located on the second floor or above, and have potential for an efficient layout. Space shall be located in a prime commercial district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and sidewalks shall be well maintained. The proposed building shall not be located near facilities such as night clubs, liquor stores, pawnshops, etc. The Building shall not be located in the immediate vicinity of any facilities identified as "hazardous materials transportation/storage facilities." Examples of hazardous locations include facilities with potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. The proposed facility shall not be located near churches, day care centers or schools. Offered building cannot have any residential tenants, offices of unfriendly countries, women's clinics or other medical offices, small claims courts, pet rescue organizations, any other places of controversy. This requirement will house a federal law enforcement office where employees can or have the potential to carry weapons, and people may be temporarily held and/or questioned. Building must possess a discrete ingress and egress. The U.S. Government currently occupies office and related space in a building under lease in El Paso, Texas that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of Interest Due:November 20, 2018 Market Survey (Estimated):January 2019 Offers Due: March 2019 Occupancy:February 1, 2021 Expressions of interest must include the following information: 1.Building name and address and location of the available space within the building 2.Rentable square feet available, and expected rental rate per rentable square foot, fully serviced 3.ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 4.Date of space availability 5.Building ownership information 6.Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any) 7.Energy efficiency and renewable energy features existing within the building 8.List of building services provided 9.Building, space, and parking accessibility in compliance with ABAAS. 10.Building, space, and parking compliance with fire and life safety requirements. 11.Building, space, and parking compliance with ISC and Publication 64 security standards.
