Houston, TX - 8TX3330 - Advertisement GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Texas City:Houston Delineated Area: North: TX 242 Access Road East: I-69 South: Highway 8 West: I-45 Minimum Sq. Ft. (ABOA):45,284 Maximum Sq. Ft. (ABOA):45,284 Space Type:Office Parking Spaces (Total):19 Parking Spaces (Reserved/Controlled):19 Full Term:17 Years Firm Term:15 Years Option Term:N/A Additional Requirements •Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including, but not limited to, Agency Specific Requirements and Facility Security Level III Requirements by the occupancy date per the terms of the Lease. •Space must be located on the second floor, or above. All space must be contiguous. •Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. •Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space. •Building floor plates must be a minimum of 23,000 Usable Square Feet (USF). •Column spacing should be a minimum of 25' on center. •Offered building must offer secure vertical access between floors occupied by the government. •A fully serviced lease is required. •Hours of Operation: 7:00 AM to 5:00 PM Monday - Friday; accessible 24/7. •Space must meet the Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. •Building must have a freight or designated elevator for deliveries. •Building must have a loading dock. •Building must be located within 1,320 feet (1/4 mile) of public transportation. •Proximity of offered space to amenities such as restaurants within ½ mile is preferred. •19 controlled/reserved parking spaces are required. Additional parking must meet local code requirements. The building and parking area must be fully accessible meeting all requirements of Architectural Barriers Act Accessibility Standards (ABAAS). •Offered space shall not be in the 100-year flood plain. A map of the delineated area is provided for further clarification of the boundaries: Expressions of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: (1)Name of owner; (2)Age of building; (3)Total existing gross square feet, and gross square feet per floor; (4)Site plan depicting the building and parking; (5)Floor plan and gross square footage of proposed space; (6)Occupancy load per floor plate; (7)Identification of on-site parking; (8)Address or described location of building; (9)Location on map demonstrating the building lies within the delineated area; (10)FEMA map evidencing that the property lies outside the 100-year floodplain; (11)A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes; (12)Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and (13)Any information related to title issues, easements, or restrictions on the use of the building.
