- Government seeking space in Florence, CO GSA Public Buildings Service FBO Template for out-of-scope expansions mandatory for expansions that are determined to be outside the scope of the lease where the total requirement (original and expansion) Exceeds 10,000 aboa sf do not post fbo ADVERTISEMENT for expansions DETERMINED to be within the scope of the lease. U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Colorado City: Florence Delineated Area: City of Florence, CO Minimum Sq. Ft. (ABOA): 10,000 Maximum Sq. Ft. (ABOA): 11,000 Space Type: Office, warehouse, special (i.e. holding cells) Parking Spaces (Total): 14 Parking Spaces (Surface): 14 Parking Spaces (Structured): 0 Full Term: 2 years Firm Term: 2 years Option Term: None Additional Requirements: None Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space under a lease in Florence, CO which will be expiring December 6, 2019. The Government is considering alternative space if economically advantageous. In making this determination the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. note that any figures used for a cost benefit analysis (CBA) must be based on the results of the RESPONSES to this ADVERTISEMENT and additional market research (e.g., costar database searches, gsa listing files, etc.). Consideration of “non-productive agency downtime” in a CBA should be rare.
