- Philip, SD Delineated Area Map U.S. GOVERNMENT Expressions of Interest Sought The U.S. Department of Agriculture, Farm Service Agency in Haakon County, South Dakota is interested in leasing approximately 4,404 rentable square feet of space with approximately 31 parking spaces in Philip, SD. The rentable space shall yield a minimum of 3,670 ANSI/BOMA usable square feet of first class and high quality office space. Offered space must be within the city limits of Philip and must meet Government requirements for fire safety, accessibility, seismic standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. New or existing space with renovations will be considered. Occupancy is required on or about July 1, 2019. All services, supplies, utilities, and janitorial (full service lease) are to be provided as part of the rental consideration. The lease term is a 10 years. The lease will have a 120-day termination clause. Persons interested in offering space meeting these requirements and wishing to obtain a solicitation should contact the USDA on or before 4:00 p.m. CST on December 31, 2018 and must include the following: 1. Building name and address, or site location and approximate address (if known) 2. Location of space within building 3. Rentable square feet offered and full-service rental rate per square foot 4. List of building services provided 5. Total ANSI/BOMA usable square feet office area (ABOA) and the building common area factor 6. Amount of onsite paved parking available; parking lot must be able to accommodate full-thru trailers and oversized vehicles 7. Energy efficiency and renewable energy features existing within the building 8. Building ownership information 9.
