Description
Synopsis of Lease Requirement Leased Space for Kent County Community Based Outpatient Clinic The Department of Veteran Affairs (VA) seeks to lease the following space: Space Type: Community Based Outpatient Clinic Yielding ~29,745 of Net Usable Square Feet (NUSF) of contiguous space within the Area of Consideration set forth below Parking Spaces (Total): 100 surface/outside parking spaces, reserved for the exclusive use of the Government. Delineated Area in Kent County, DE The space must be in or abounding the delineated area: North side At Webb s Lane, up RT 190 (S. Queen St.) to Lockerman St., to Forrest St. to S. Saulsbury Rd (RT 15) ending at Scarborough Rd. South Side- At Scarborough Rd, Down Rt 1 ending at Puncheon Run Connector. East side At Scarborough Rd ending at RT1. West side At RT 1, across Puncheon Run Connector down RT 13 over Webb s Lane ending at RT 190. Space will not be within a 100-year flood plain. Space within the 100-year flood plain would only be considered if no space was available outside the 100-year flood plain. Total Lease Term: 10 Years: to include 5-year firm term and 5-year soft term ADDITIONAL REQUIREMENTS: Offered space must meet Federal and State Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The space shall be fully serviced. The space shall not be in the 100-year flood plain. Brokers or legal representatives must show written acknowledgement and permission to represent the property. Note: the VA does not pay broker fees. The lease space shall be located on a street served by a main bus line and shall have a bus stop not more than 2 blocks from the building; Space shall not be next to a bar, liquor store or like establishment; Space shall not be located near a residential hotel. Space shall not be located near an area where it is known that illegal activities occur such as illegal drugs sales. Expressions of Interest: Pre-solicitation synopsis is published in accordance with GSAR 570. Solicitation (Request for Lease Proposal) will be publicized in early December, with the due date being at least 20 days after solicitation is publicized. No pre-solicitation response is due. SUBMISSION REQUIREMENTS will be outlined in the Request for Lease Proposal (RLP).
