Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space in McAllen, Texas RLP No. 9TX3300 State: Texas City: McAllen Delineated Area: North: Trenton Rd South:� Interstate 2 (Hwy 83) East:��� Interstate 69C (Hwy 281) West:�� North Taylor Road Office Minimum Sq. Ft. (ABOA): 6,433 ABOA SF Parking Spaces (Total): 10 Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): 10 secured fenced surface or structured parking spaces Full Term: 17 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: Space offered must be contiguous and have potential for an efficient layout. Space must be located on the second floor or higher.� Space may be located on the top floor, provided no roof access is within the offered space. Buildings with public parking areas below the offered space will not be considered. Proposed building and parking facility cannot be within 1,000 feet of residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation clinics and/or day care facilities.� Proposed office space cannot be located in a flood plain area, near power plants, electrical transformers, night clubs, bars or in close proximity to airport, radar dishes and aircraft flight paths. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� The proposed leased space shall be fully serviced.� Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in McAllen, Texas that will be expiring.� The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
