U.S. GOVERNMENT 9ID2087 General Services Administration (GSA) seeks to lease the following space: State: Idaho City: Boise Delineated Area: North: From the intersection of Hwy 55 and Hwy 20 due East to the Boise River. West: Hwy 55 to W Victory Rd. South: From the intersection of Hwy 55 and W Victory Rd due East to Hwy 20. East: Hwy 20/Broadway Ave to W Fort Street to N 15th St then due West to the Boise River then following the Boise River and connecting to the Northern Boundary end point at the Boise River. Minimum Sq. Ft. (ABOA): 12,149 Maximum Sq. Ft. (ABOA): 12,149 Space Type: Office Parking Spaces (Total): 74 spaces must be commercially available onsite or within1/4 mile walking distance. Reserved Parking Spaces (Surface): 3 Full Term: 20 years Firm Term: 15 years Additional Requirements At a minimum this project shall obtain LEED - Certification for Commercial Interiors (LEED-CI) for existing buildings or LEED � Silver Certification for New Construction (LEED-NC) for new buildings. The successful Lessor, at the Lessor�s cost and expense, shall obtain certification from the U.S. Green Building Council (USGBC) within nine (9) months of project occupancy. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. Green Globes is an alternate rating system that may be accepted. Public Transportation: Two or more public bus lines usable by tenant occupants and their customers shall be located within the immediate vicinity of the building, but generally not exceeding a walkable � mile, as determined by the LCO.� Bus stops to occur on a regular, frequent basis (schedule required to be provided). It must show location and stops. Reserved parking spaces must be secure and well lit. A loading area with double doors or an overhead door must be available in the building in which the space is offered for the handling of pallet sized loads. The loading area is not required to be above-grade. The public entrance to the building must be located more than 300 walkable feet to schools �(K-12). Action: Choose whether or not a fully serviced lease is required.� Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall be outside of the 100-year or 500-year flood plain.� Action: for fbo postings, insert the following language only for potential sole source succeeding lease actions.� Delete for procurement summary page. Action: For FBO postings, delete �offers due;� for procurement summary, keep �offers due� and delete �(estimated)� from dates. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); � Date of space availability; � Building ownership information; � Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); � Energy efficiency and renewable energy features existing within the building; � List of building services provided. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to this advertisement.
