- � GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Houston Delineated Area: Starting at the intersection of Hwy 249 and Grand Parkway/SH 99, travel east on Grand Parkway/SH 99, then north on IH 69 to FM 1485.� Travel east on FM 1485, then south on FM 2100, to the intersection of FM 2100 and Hwy 90.� Travel southwest on Hwy 90 to the intersection of Hwy 90 and Sam Houston Tollway/Hwy 8.� Travel north on Sam Houston Tollway/Hwy 8, then west to the intersection Sam Houston Tollway/Hwy 8 and Hwy 249.� Travel north on Hwy 249 ending at the intersection of Hwy 249 and Grand Parkway/SH 99. Minimum Sq. Ft. (ABOA): 30,000 Maximum Sq. Ft. (ABOA): 30,000 Space Type: Office / Warehouse Parking Spaces (Total): 5 Parking Spaces (Surface): 5 fenced surface spaces for GOVs, and additional on-site parking in accordance with local code Parking Spaces (Structured): Parking Spaces (Reserved): Full Term: 20 Firm Term: 15 Option Term: Additional Requirements: The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year.� On-site fenced parking area for 5 GOVS and four 40� containers. A minimum ceiling height of 18� is required, as well as loading dock and ramp with 15�W x 16�6� coiling overhead door.� Deliveries must be able to back up and be flush with the dock.� Premises will include 2,000 SF of office/admin area. 5,000 SF of the warehouse requires air conditioning. Site must provide clearance necessary for helicopter landing and take-off. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A non-fully serviced lease is required, lessor shall separately meter electricity.� Offered space shall not be in the 100 year flood plain.� Expressions of Interest Due: February 5, 2020 Market Survey (Estimated): March 2020 Offers Due: April 2020 Occupancy (Estimated): On or before October 1, 2020 Expressions of interest must include the following information: Building name and address and location of the available space within the building Rentable square feet available, and expected rental rate per rentable square foot, fully serviced ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service.� Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability Building ownership information Amount of parking available on-site and its cost.� Include whether expected rental rate includes the cost of the required Government parking (if any) Energy efficiency and renewable energy features existing within the building List of building services provided Building, space, and parking accessibility in compliance with ABAAS. Building, space, and parking compliance with fire and life safety. Building, space, and parking compliance with ISC and Publication 64 security standards.
