- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space in McAlester, OK RLP No. 8OK2180 State:� Oklahoma City:��McAlester Delineated Area: North:� Starting at US 69 and E Hereford Ln, go west on E Hereford Ln, then north on Roth Ln, then west on Locust Dr, then north on N Plum St, then west on E Ashland Ave, and continuing west to W Ashland Ave.� Go south on N Hickory St, then west on W Pine St.� Go north on N Pitts Ave, then west on Reed St.� Go North on N West St, then west on Chestnut Ave. West:� Chestnut Ave winds southward until it reaches US 270 OK 1 (W Carl Albert Pkwy).� Follow W Carl Albert Pkwy east to Main St.� Turn south to S Main St to US 69 (S George Nigh Expy. Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, or busy intersections.� Space shall be located on the ground floor, shall be contiguous and on one level without being split by a public corridor or firewalls.� If ground floor space is not available, contiguous upper floor space may be an acceptable alternative if approved by the GSA LCO.� Elevator service must consist of a minimum of two handicap accessible elevators (one may serve as a freight elevator.) Space will not be considered where apartment space or other living quarters are located within the building.� Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. The Government requires a fully serviced lease.� All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� The proposed leased space shall be fully serviced.� Offered space shall not be in the 100 year flood plain. ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service.� Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability. Building ownership information. Authorization to Submit / Representation Letter from the building owner. Amount of parking available on-site and its cost.� Include whether expected rental rate includes the cost of the required Government reserved parking. Energy efficiency and renewable energy features existing within the building. List of building services provided.
