- General Services Administration (GSA) seeks to lease the following space: State: Pennsylvania City: Monroeville Delineated Area: Monroeville City Limits See attached map Minimum Sq. Ft. (ABOA): 5,360 Maximum Sq. Ft. (ABOA): 5,976 Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Reserved and Secured): 0 Full Term: 15 years Firm Term: 10 years Additional Requirements: Subleases will not be considered. The space offered should be no more than twice as long as it is wide and should have open areas where columns and other obstructions do not hinder the development of efficient space layouts, the use of modular furniture and office work flow. Space adaptable to efficient layout and workflow. Test fit will be required. Space configuration shall allow for a separate accessible employee entrance which provides access to the space without going through the public reception area. Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks or power transmission lines. Space requiring ramps due to uneven floor levels inside the offered space will not be considered.� Column size cannot exceed two (2�) feet square and space between columns and/or walls throughout the offered space shall be predominantly no less than 18.5 feet. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest must be received in writing no later than February 26, 2020 by 5:00 PM Eastern Time, and should include the following information at a minimum: � Building name and address? � Location of space in the building and date of availability? � Rentable Square Feet (RSF) offered and full service rental rate per RSF? � ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF? � Floor plans (as-built) identifying offered space? � Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
