Classification Code: X NAICS Code: 531120 This serves as notice that the United States Government has accepted an offer to lease 122,849 rentable square feet of space yielding a minimum of 106,875 ANSI/BOMA office area square feet using the Full and Open Competition practices for a new lease for the Executive Office for Immigration Review and U.S Immigration and Customs Enforcement. The lease has been awarded to the Bel Biscayne, LLC in Miami, Florida. Commencing October 1, 2019 through September 30, 2036, the U.S. Government shall pay the Lessor annual rent as follows: October 1, 2019 through September 30, 2021, the U.S. Government shall pay the Lessor annual rent of $5,653,510.98 for a fully serviced lease at the rate of $471,125.92 per month. October 1, 2021 through September 30, 2026, the U.S. Government shall pay the Lessor annual rent of $6,045,387.19 for a fully serviced lease at the rate of $503,782.27 per month. October 1, 2026 through September 30, 2031, the U.S. Government shall pay the Lessor annual rent of $6,186,663.54 for a fully serviced lease at the rate of $515,555.30 per month.� October 1, 2031 through September 30, 2036, the U.S. Government shall pay the Lessor annual rent of $6,327,939.89 for a fully serviced lease at the rate of $527,328.32 per month. Said rent shall consist of a shell rental in the amount of $4,519,614.71 annually for Years 1-2; �$4,555,240.92 annually for Years 3-7; $4,696,517.27 annually for Years 8-12; $4,837,793.62 annually for Years 13-17. ��� Said rent shall consist of an operating rent in the amount of $1,133,896.27 annually for Years 1-17. The lease terms are set at 17 years/17 years firm with an expiration date of September 30, 2036.
