- � GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Corpus Christi Delineated Area: North:� I-37 Frontage Rd East:��� Crosstown Expy South:� S. Padre Island Dr. Frontage Rd West:�� S. Padre Island Dr. Frontage Rd Minimum Sq. Ft. (ABOA): 2,464 Maximum Sq. Ft. (ABOA): 2,464 Space Type: Warehouse Parking Spaces (Total): 5 Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): 3 designated reserved parking spaces Full Term: 15 Firm Term: 10 Option Term: Additional Requirements: The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year.� A minimum ceiling height of 16� is required. Grade level access is required with two (2) - 10� x 14� overhead doors. Premises will include approximately 500 SF of office/admin area. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.� The Government currently occupies warehouse space in a building under lease in Corpus Christi, Texas that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of Interest Due: March 9, 2020 Market Survey (Estimated): TBD Offers Due: April 2020 Occupancy (Estimated): April 5, 2022 Expressions of interest must include the following information: Building name and address and location of the available space within the building Rentable square feet available, and expected rental rate per rentable square foot, fully serviced ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully serviced.� Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability Building ownership information Amount of parking available on-site and its cost.� Include whether expected rental rate includes the cost of the required Government parking (if any) Energy efficiency and renewable energy features existing within the building List of building services provided Building, space, and parking accessibility in compliance with ABAAS. Building, space, and parking compliance with fire and life safety. Building, space, and parking compliance with ISC and Publication 64 security standards.
