- Property Description: The subject property is an existing 11.6 acre USG owned and occupied site along Wireless Road in the Pathum Wan District of Central Bangkok, Thailand across the street from the Embassy Chancery (NOB) Compound. The site, commonly referred to as the �EOB Compound�, is enclosed by a recently upgraded perimeter wall and Main and Service Compound Access Controls (CACs) and is bound on the north and south sides by residential and commercial properties and on the west and east by public roadways. Currently located on the north half of the site is a 3 story 7,800 GSM office building housing Embassy functions, two story 700 GSM Commissary Retail/Warehouse, 240 GSM Equipment Building, 2 story 325 GSM Maintenance Building, single story 330 GSM service building, a series of smaller utility and service buildings and storm water management ponds (Klongs). The south side of the site is largely open with a large Klong, 2 story 800 GSM Marine Residence, a series of smaller recreational and service buildings and a small cultural pavilion. Project Scope: The project consists of the completion of the Bridging Documents and the construction of the 38,000 GSM, 14 story unclassified Annex with basement to accommodate the 1000 desk program with attached 39 bed Marine Guard Residence, a stand-alone two story Utility Building, Consular and Pedestrian CAC�s, internal perimeter wall, site improvements landscaping and surface parking for 370 vehicles. The site will be bifurcated into an active compound on the north and construction zone on the south with the Main and Service CAC�s remaining operational. The Annex, Consular CAC and Utility Building will be constructed on the south half of the site. Once completed and occupied, the buildings on the north side will be vacated and demolished followed by the construction of the pedestrian CAC, perimeter wall, underground storm water management tanks and surface parking. In addition, the Main and Service CAC�s on the EOB Compound and the NOB Compounds will be upgraded with new glazing and doors and interior finishes. Moderate modification are also required on Level 1 of the Chancery on the NOB Compound.
