- State: WA City: Renton ABOA SF: 17,534 RSF: 17,681 Parking: 0 Full Term: 10 years Firm Term: 10 years Option Term: None Additional Requirements:� The proposed facility must: i. NOT be on the top floor of the building and rooftop access is within the space. ii.���� NOT have public parking underneath or within the building. iii.������������������� NOT be inside a shopping mall or shopping center. iv. NOT house day care facilities, abortion clinics, mental health clinics, or drug rehabilitation clinics, immigration, probations, public defenders, and/or social services (including but not limited to: Social Security Administration (SSA) and Department of Health and Human Services (HHS)) within the building. v.����� NOT have metered or public parking directly in front, behind, or next to the building. vi.�� Accommodate secured parking for Agency official vehicles at this facility. vii.���� NOT be within 1,000 feet of residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation clinics and/or day care facilities. viii. NOT be located in a high crime area or an area that will necessitate more extensive and stringent building security than a generally progressive and alert neighborhood with a low crime rate. ix.����� Have minimum ceiling clearance in the workshop areas of 15 feet or greater and the building must have at least one 14 foot high by 12 foot wide electrically operated overhead coiling garage door. The garage door entry must be grade level or have a adequate ramp to drive vehicles in and out of the space. Two garage doors are preferable. If the building does not have existing garage doors, the building must be able to accommodate 14 foot high doors. The Agency shall not consider any space or facility where other tenants are located above or below them. An additional dock level entry door is desirable. x.�������������������� Have slab to ceiling, minimum 15�-0� clear height. xi.������ Permit vehicular parking, vehicular and vehicular parts storage, maintenance and related uses in the warehouse space. xii.����� This space will be occupied by a law enforcement agency and will require specialized spaces.� Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease IS required.� Offered space shall not be in the 500 year flood plain.
