- State: Alaska City: Fairbanks Delineated Area: The City Limits of Fairbanks, AK Minimum Sq. Ft. (ABOA): 4,055 ABOA SF of office space , 2400 ABOA SF of Warehouse, 200 ABOA SF of Prep Area, and 10,000 ABOA SF of Wareyard. Maximum Sq. Ft. (ABOA): 4,260 ABOA SF of office space , 2520 ABOA SF of Warehouse, 210 ABOA SF of Prep Area, and 10,000 SF of Wareyard. Space Type: Flex Space and Wareyard Parking Spaces (Total): 12 parking spaces Parking Spaces (Surface): 12 Parking Spaces (Structured): 0 Parking Spaces (Reserved): Up to 12 Full Term: 20 Years Firm Term: 10 years Option Term: N/A Additional Requirements: Space must be located on ground level and comprise a contiguous block of office, warehouse, and wareyard. Onsite parking, warehouse, and wareyard must accommodate entrance and exit capability for vehicles w/trailers with a minimum length of 50 feet. Space to be located a primary or secondary street allowing entrance and exit to the site by vehicles w/trailers with a minimum length of 50 feet without backing into site. Access to public transportation and amenities within a walkable � mile from the building entrance. The Space shall be modern quality building of sound and substantial construction with the surrounding development well maintained and in consonance with a professional image. Lessor to provide TI Allowance per Request for Lease Proposal. Requires 24/7 unrestricted access to office, warehouse, and wareyard. Space must meet Federal Security Level 1. The additional requirements as listed above, with the exception of the delineated area, will be evaluated during the market survey for the purpose of a security evaluation to determine if the location can meet the agency's security requirements. Buildings may not be solicited based on security evaluation. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Offered space shall not be in the 100 year flood plain. Offeror shall be required to provide a fully serviced lease.
