General Services Administration (GSA) seeks to lease the following space in Austin, Texas � RLP No. 9TX3293 State:��Texas City:��Austin Delineated Area: North:� Cross Park Drive East:� I-290 South:� I-183 West:� Cameron Boulevard Minimum Sq. Ft. (ABOA):��1,860 ABOA SF Maximum Sq. Ft. (ABOA):��2,196 ABOA SF Space Type:��Office space Parking Spaces (Total):� In accordance with local code Parking Spaces (Surface):��In accordance with local code Parking Spaces (Structured):��Structured parking not required Parking Spaces (Reserved):��Reserved parking not required Full Term:��17 years Firm Term:��15 years Option Term:��N/A Additional Requirements: Space must be located in a professional office setting. Space offered must be contiguous and have potential for an efficient layout. The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are required as part of the fully serviced rent. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Austin, Texas, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
