- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: California City: San Diego Delineated Area: North: Ash Street, 5th Ave, A Street East:� 8th Ave, C Street, 7th Ave to Broadway South: Broadway, 1st Ave, G St, Union St, W F St, State St to Pacific Hwy., W E St West:� Pacific Hwy (See attached map) Minimum Sq. Ft. (ABOA): 11,379 Maximum Sq. Ft. (ABOA): 11,834 Space Type: Office, Holding Cell Parking Spaces (Total): 35 Parking Spaces (Surface): 0 Parking Spaces (Structured): 35 Parking Spaces (Reserved): 0 Full Term: 15 years Firm Term: 10 years Option Term: n/a Additional Requirements: Two contiguous spaces consisting of approximately 1,400 ABOA SF and 10,000 ABOA SF above the first floor.� Both spaces must be located on a single floor where each space could be split by a public corridor and/or separated by no more than 50 feet. Two separate entry points for each space that are separated visually or by a barrier.� One entry point must be serviced by a separate building entrance with a separate (freight) elevator). Special access for detainees with armed guards. Special access and requirements for firearms and ammunition storage.� A loading area is required where the entry to the building�s door openings and hallways can accommodate a pallet jack carrying a fully loaded pallet.� A separate freight elevator is preferred. 24-hour unrestricted access to the space and parking. One parking space shall be located adjacent to or near the building�s freight elevator. Rooftop space for satellite dish and antennae. To demonstrate potential for efficient layout, the�Offeror�may be required to provide a test fit layout at the�Offeror's�expense when the space offered contains certain features such as: narrow column spacing; atriums, light wells, or other areas interrupting contiguous spaces; extremely long, narrow runs of space; irregular space configurations; or other unusual building features; and, The government will advise the�Offeror�if the test fit layout demonstrates that the government's requirement cannot be accommodated within the space offered. The�Offeror�will have the option of increasing the ANSI/BOMA�office area (usable) square footage offered, provided that it does not exceed the maximum ANSI/BOMA�office area (usable) square footage in this�RLP. If the�Offeror�is already providing the maximum ANSI/BOMA�office area (usable) square footage and cannot house the government's space requirements, then the government will advise the�Offeror�that the offer is unacceptable. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.
